You can pay online in your resident portal using a credit card, debit, or checking account (these do have processing fees) or you can drop off a check (person, cashier, money order) to the office or place in the rent drop box.
- Am I required to purchase renter's insurance? If so, what is the fee?
Renters insurance is required. You may use whomever you wish to secure a renters insurance policy and the cost for such a policy varies depending on the insurance company and what is covered.
- What happens if a resident is locked out of their apartment?
We have an after hours maintenance emergency phone number 971.415.5973 that residents may call.
- How do I submit a maintenance request?
You may submit a maintenance request in your resident portal or by calling and/or emailing the leasing office.
- Do you have on-site maintenance?
Yes, we have on-site maintenance daily.
- What is the guest policy?
You may have a guest 10 consecutive days in a row or no more than 20 calendar days in a year whether or not consecutive.
- How do I pay for electricity and water?
Electricity will be paid directly to the provider who in this case if Portland General Electric. Water, sewer, trash, common area electric and common area gas will be billed separately to the resident account and must be paid with your rent.
- Do I need to sort recycling and garbage?
Yes, we have a trash room with signs and instructions on what goes where.

Application Process
- Do I need to have an ID to tour an apartment?
All adults touring must provide a valid government ID in order to tour. Anyone not in possession of their ID at the time of tour will not be able to participate in the tour.
- What other relevant fees or charges should I know about?
Application fee is $58 per adult. Other fees include pet rent, carport rent, and storage rent where applicable. Residents will also be responsible for all utilities.
- Is there any move in charges?
There will be the pro-rate rent, pro-rate pet rent if you have pets, pro-rated carport and storage rent if you choose to get one and any deposits will be due at move in.
- If I want to hold an apartment, how do I do that?
Please submit an application. If approved, we can hold an apartment for a maximum of 2 weeks from approval.
- Do you accept a shorter lease term?
Yes, we offer 6- and 12-month lease terms.
- How long does it take for an application to be approved?
May take 1-5 business days but can vary depending on individual screening.
- What are the application criteria?
Income must be at least 2.5 times the monthly rent.

Pet rent is $30 per pet and there is a pet deposit of $300 per pet. The pet deposit may be refundable.
- Is your property pet-friendly?
Yes, we are pet friendly. We do have some restrictions on dog breeds and allow a maximum of 2 pets.
- What amenities do the apartment include?
The units have stainless steel microwave, dishwasher, electric stove, and fridge, balcony/patio (in select units), pantry (in select units), granite or quartz countertops and high quality cabinets.
- Does the building have a security system?
We have controlled access points at all the entrances to the main buildings.
- What is the parking carport rent?
Covered carports have a rental amount ranging from $30 to $50. Current pricing is $35 for a covered carport and $50 for an enclosed carport.
- Is there parking available?
Yes, uncovered (free and unassigned) and covered (additional charge and reserved).
